How do I add my first property?

How is rent collected?

When you connect Stripe (Settings → Accept rent payments), tenants pay via card or US bank account through Stripe Checkout. Funds settle to your linked bank account, minus our platform fee and Stripe's processing fee.

Can rent be pulled automatically?

Yes — Pro plan and above. The tenant links their bank with Plaid in their Settings, then toggles "Auto-pull rent". Our daily cron pulls within 2 days of the due date.

My tenant paid in cash. How do I record it?

Rent Collection → click the ⋮ menu next to the period → "Record payment received" → pick Cash/Check/Other. Add a note for your records.

A late fee shouldn't have applied. Can I waive it?

Yes. ⋮ menu → "Waive late fee" → add a reason. The fee is removed; the original rent amount stays due. Click "Restore waived fee" to undo.

What happens when a Stripe payment fails?

We track the failure, mark `late` if past due, and email the tenant a retry link. After 3 failures we propose an NSF fee for your approval and stop auto-retrying.

How are leases generated?

On application approval, we render a 19-clause residential lease from the lease terms (rent, deposit, dates, pets, occupants). Both parties get to review and sign in-app — no DocuSign account required.

Can the tenant decline a lease?

Yes. The tenant can decline with an optional reason from the Review screen. You'll get an email and the lease is marked declined; the unit goes back to vacant.

Is a typed signature legally binding?

Yes, under the federal E-SIGN Act and most state UETA equivalents. We record the signer's typed name, timestamp, and IP address as evidence.

Aptoria doesn't handle the legal eviction process directly. Mark the lease as terminated and consult your local housing court or a landlord-tenant attorney.

It watches your portfolio (rent status, lease end dates, open work orders, tenant messages) and proposes actions: send a renewal, file a work order with a vendor, draft a tenant reply, waive a late fee for a long-time tenant. You confirm; it executes.

Can the agent act without my approval?

Only if you turn on Auto-Approval rules (Settings → Auto-approval). You set thresholds per category, e.g., "approve maintenance under $500 automatically." Everything above the threshold still waits for your tap.

How do I change my payment method?

I was charged for too many units. What gives?

Pro and Portfolio bill by active units. We re-count nightly. If you removed a unit mid-cycle, you'll see a prorated credit on the next invoice.
